The Apartment Amenities Residents Actually Use Are the Practical Ones

Golf simulators and rooftop lounges look great on a tour. But the amenities residents use week after week tend to be the practical ones: the things that save them a little time every day.

Package lockers show the pattern

According to Parcel Pending's 2025 Resident Preferences Report, published by the National Apartment Association, more than 90% of residents with package lockers use them weekly. Among residents who have used them, lockers rank as the most valued amenity, ahead of business centers, clubhouses and pools.

The takeaway: residents value amenities that fit into their everyday routine.

A market downstairs works the same way

A 24/7 smart market fits that same pattern. Need a cold drink before a call, a snack after the gym, or a quick lunch on a busy day? Residents tap a card or phone, grab what they want and head back upstairs without leaving the building.

More residents are home during the day, too. The NMHC and Grace Hill 2024 Renter Preferences Survey found that 52% of renters work remotely at least some of the time. We covered that data in Why NJ Apartment Residents Want a 24/7 Smart Market.

What it costs the property

Nothing. The Break Lane designs, installs, stocks and maintains the market at no cost to the building. Our software tracks sales in real time and tells us when items run low, so we restock as needed, usually once or twice a week. Every market has a QR code residents can use to request products or report an issue, so your leasing team is not stuck fielding snack requests.

Is your building a fit?

We typically work with apartment buildings of 200 or more units across North and Central New Jersey, including Hoboken, Jersey City and Hackensack. Check if your building qualifies.
